If you’re buying or selling a home in England or Wales, one of the biggest milestones is the exchange of contracts. From this point, the sale is legally binding — both buyer and seller commit to the deal, agree the completion date, and confirm what fixtures and fittings are included.


On completion day, the buyer’s funds are transferred, the seller’s solicitor confirms receipt, and ownership officially changes hands. It’s also when you hand over (or collect!) the keys.

But how long is there usually between exchange and completion — and what’s best for you?

The typical gap is 1–2 weeks, but this can vary depending on the complexity of the chain.

  • Mortgage lenders usually need at least 5 working days to release funds.

  • Solicitors may request funds arrive the day before completion to prevent delays.

  • For this reason, many sellers and buyers allow at least 7–10 days between exchange and completion.

This buffer helps avoid last-minute hiccups, especially when a mortgage is involved.
